Comparing the Mobile Home Parks of San Marcos, California

Comparing the Mobile Home Parks of San Marcos, California

San Marcos is home to one of the largest concentrations of manufactured-home communities in North County San Diego. For buyers looking for an alternative to traditional single-family homes or condominiums, a manufactured home can provide an opportunity to live in San Marcos at a potentially lower purchase price.

But not all mobile-home parks are alike.

The differences can be significant. Some communities are 55+, while others are all-age. Some are resident-owned or land-owned, while others operate as traditional land-lease communities, where the homeowner owns the manufactured home but pays monthly space rent. Amenities, community rules, pet restrictions, financing options, HOA fees, and resale requirements can also vary considerably.

According to the City of San Marcos, there are currently 18 mobile-home parks operating within the city. (City of San Marcos)

55+ Mobile Home Communities

San Marcos has a substantial selection of age-restricted communities. These can be particularly attractive to buyers looking for an active-adult environment, organized activities, recreational facilities, and neighbors in a similar stage of life.

Casitas Del Amigos

Casitas Del Amigos is a 55+ resident-owned community with approximately 126 homesites.

The community features a clubhouse, swimming pool, spa, billiards, library, fitness facilities, pickleball, social activities, and RV storage. Its resident-owned structure is an important distinction because buyers may own an interest in the underlying property rather than simply leasing a space.

This community may appeal to buyers who want a smaller, active-adult neighborhood with substantial amenities.

Casitas Del Sol

Casitas Del Sol is another 55+ resident-owned community in San Marcos.

The community has approximately 195 homesites and offers the advantages of resident ownership and an established active-adult neighborhood.

Casitas Del Sol is also one of the San Marcos communities where certain homes may carry city-imposed deed restrictions, so buyers should determine whether a particular property has an affordability covenant before making an offer. (City of San Marcos)

El Dorado

El Dorado is a smaller 55+ community with approximately 93 homesites.

It provides a more intimate alternative to some of the larger San Marcos parks. Buyers considering El Dorado should pay particular attention to the current space-rent structure, lease terms, community rules, parking requirements, and management policies.

Foothills of San Marcos

Foothills of San Marcos is a 55+ land-owned community with approximately 123 residences spread across about 26 acres.

The community has an impressive amenity package, including a clubhouse, pool, spa, recreation rooms, billiards, library, craft area, fitness facilities, tennis, green space, and scenic areas. The homeowners association is governed by residents through an elected board. (Foothills of San Marcos)

Foothills can be particularly attractive to buyers who want the combination of land ownership, active-adult amenities, and a neighborhood atmosphere.

La Moree Mobile Home Estates

La Moree is a 55+ resident-owned community with approximately 122 homesites.

Its resident-owned structure makes it different from a traditional land-lease park. Buyers should still review the current HOA documents, dues, rules, financing requirements, and any applicable deed restrictions before purchasing.

Lakeview Mobile Estates

Lakeview Mobile Estates is a smaller 55+ community with approximately 113 homesites.

Its location near Discovery Street provides convenient access to San Marcos shopping, dining, and services. Buyers should pay particular attention to the current age restrictions and rules because the City of San Marcos has recently addressed the preservation of senior mobile-home housing and included Lakeview among the city’s senior mobilehome communities. (San Marcos Legistar)

Madrid Manor

Madrid Manor is one of San Marcos’ larger 55+ resident-owned communities, with approximately 330 homes.

The community has an extensive amenity package that includes a large clubhouse, pool and spa, gym, library, billiards, shuffleboard, tennis, pickleball, putting greens, walking paths, ponds, RV storage, and organized social activities. (Madrid Manor HOA)

Madrid Manor is particularly interesting for buyers who want a large, highly amenitized active-adult community without traditional space rent.

The HOA also publishes specific occupancy and pet rules, so buyers should review those requirements before purchasing. (Madrid Manor HOA)

Palomar Estates East

Palomar Estates East is a large 55+ community with approximately 372 homesites.

It offers many of the characteristics buyers look for in an active-adult manufactured-home community, including recreational amenities, community activities, and convenient access to Rancho Santa Fe Road and surrounding San Marcos services.

Because it is a land-lease community, buyers should carefully compare the home’s purchase price with the current space rent and the applicable rent-increase provisions.

Palomar Estates West

Palomar Estates West is one of the largest mobile-home communities in San Marcos, with approximately 474 homesites.

The community is 55+ and is known for extensive amenities, active social programming, recreational facilities, landscaped grounds, pools and spas, fitness facilities, tennis and pickleball, and scenic portions of the community.

For buyers who prioritize amenities, social activities, views, and a resort-style environment, Palomar Estates West is one of the communities worth putting on the short list.

Rancho Vallecitos

Rancho Vallecitos is a large 55+ land-lease community with approximately 340 homesites.

The community’s hillside setting can provide views and breezes from some locations. It also offers amenities including a pool, spa, clubhouse, and recreational facilities.

The biggest financial consideration is the traditional land-lease structure: the buyer purchases the manufactured home but also pays space rent.

San Marcos Mobile Estates

San Marcos Mobile Estates is a 55+ community with approximately 264 homesites.

The community offers an established neighborhood environment and convenient access to Barham Drive and Highway 78.

For buyers considering a home here, the most important financial comparison is the relationship between the purchase price, current space rent, future rent increases, and the condition of the manufactured home.

Valle Verde Mobile Estates

Valle Verde is a 55+ community with approximately 148 homesites near the Lake San Marcos area.

The community is known for its established neighborhood setting and primarily larger manufactured-home floor plans.

Location can be one of its strongest selling points for buyers who want convenient access to Lake San Marcos, shopping, restaurants, and North County transportation routes.

All-Age Mobile Home Communities

For families, younger buyers, or anyone who doesn’t qualify for a 55+ community, San Marcos also has several all-age options.

E-Z Living Mobile Home Park

E-Z Living is a relatively small all-age community with approximately 76 homesites.

Its location on West San Marcos Boulevard provides convenient access to shopping, restaurants, schools, and transportation.

Because it is a smaller land-lease community, buyers should carefully review parking, pet, guest, utility, and space-rent policies.

Rancho San Marcos

Rancho San Marcos is an all-age, land-lease community with approximately 171 homesites.

It offers buyers the opportunity to live in a manufactured-home community without the 55+ restriction.

The community’s all-age status makes it especially relevant for families and buyers who don’t meet senior-community requirements.

San Marcos View Estates

San Marcos View Estates is an all-age, resident-owned community with approximately 192 homesites.

This is one of the more important communities to consider when comparing ownership structures because residents have an ownership interest rather than simply renting the space underneath their home.

The City of San Marcos also identifies San Marcos View Estates among the resident-owned communities where certain properties may be subject to deed restrictions and income qualification requirements. (City of San Marcos)

Springdale Estates

Springdale Estates is an all-age community with approximately 86 homesites.

Its smaller size may appeal to buyers who prefer a less expansive community.

As with any land-lease manufactured-home community, buyers should review the current space rent, lease terms, park rules, utility responsibilities, and approval requirements.

Twin Oaks Valley Park

Twin Oaks Valley Park is an all-age, resident-owned community with approximately 190 homesites.

Its resident-owned structure is one of its biggest distinctions. Buyers should also be aware that the City of San Marcos identifies certain homes in Twin Oaks Valley Park as potentially subject to deed restrictions requiring income qualification. (City of San Marcos)

For buyers who want an all-age community and prefer an ownership structure rather than traditional space rent, Twin Oaks Valley Park deserves consideration.

Vista Meadows

Vista Meadows is an all-age community with approximately 143 homesites.

It provides another option for buyers who need an all-age manufactured-home community rather than a 55+ property.

Land-Owned vs. Land-Lease: One of the Biggest Differences

One of the most important questions a manufactured-home buyer should ask is:

“Do I own the land underneath the home?”

The answer can dramatically affect the economics of the purchase.

Land-Lease Communities

In a traditional land-lease park, the homeowner owns the manufactured home but rents the space underneath it.

The monthly payment can include:

  • Space rent
  • Utilities
  • Trash
  • Sewer
  • Water
  • Other community charges

The advantage is that the initial purchase price of the home may be lower than purchasing a comparable home with land.

The disadvantage is that space rent is an ongoing housing expense and can affect affordability, financing, resale, and future appreciation.

Resident-Owned Communities

In a resident-owned community, homeowners collectively own the park or have an ownership interest associated with their property.

San Marcos has several resident-owned communities, including Casitas Del Amigos, Casitas Del Sol, Foothills, La Moree, Madrid Manor, San Marcos View Estates, and Twin Oaks Valley Park. (City of San Marcos)

This ownership model can provide a very different financial structure from a traditional land-lease park.

However, resident-owned does not mean there are no monthly expenses. HOA or association dues, utilities, reserves, taxes, insurance, and other costs may still apply.

Deed Restrictions: An Important San Marcos Consideration

San Marcos has an additional consideration that buyers should understand: deed-restricted manufactured homes.

The City states that certain manufactured homes in five resident-owned communities are subject to affordability restrictions:

  • Twin Oaks Valley Park
  • San Marcos View Estates
  • Casitas Del Sol
  • Madrid Manor
  • La Moree Mobile Estates

These restrictions can require prospective occupants to meet income qualifications. The applicable income limit can be as high as 120% of the applicable HCD Area Median Income, depending on the property. (City of San Marcos)

This is extremely important when evaluating a manufactured home because the asking price alone does not tell the entire story.

Before writing an offer, buyers should determine whether the particular home is deed restricted and, if so, whether they qualify.

Which San Marcos Mobile Home Park Is Right for You?

There isn’t one community that is best for everyone.

Best for a large active-adult community

Palomar Estates West and Palomar Estates East are worth considering for buyers who want larger communities with extensive amenities and organized activities.

Best for a resident-owned lifestyle

Madrid Manor, Foothills, Casitas Del Amigos, Casitas Del Sol, La Moree, San Marcos View Estates, and Twin Oaks Valley Park offer resident-owned structures that differ from traditional land-lease communities.

Best for families and all-age buyers

Rancho San Marcos, San Marcos View Estates, Twin Oaks Valley Park, Springdale Estates, Vista Meadows, and E-Z Living provide all-age alternatives.

Best for buyers seeking extensive amenities

Madrid Manor, Palomar Estates West, Foothills, and Casitas Del Amigos stand out for their broad range of recreational and social amenities.

Best for buyers focused on ownership rather than space rent

Look closely at resident-owned communities such as Madrid Manor, Foothills, Casitas Del Amigos, La Moree, Casitas Del Sol, San Marcos View Estates, and Twin Oaks Valley Park.

What Should You Compare Before Buying?

When comparing manufactured homes in different San Marcos communities, don’t compare only the sales price.

Look at the entire cost of ownership.

Ask about:

1. Purchase price
What are you paying for the home?

2. Space rent or HOA dues
What will you pay every month after purchasing?

3. Rent increases
How can the space rent change in the future?

4. Ownership structure
Do you own the land, an interest in the community, or only the home?

5. Age restrictions
Is the community 55+ or all-age?

6. Deed restrictions
Does the property require income qualification?

7. Financing
Can the home be financed conventionally, through FHA/VA, or with a manufactured-home loan?

8. Property taxes
How is the home assessed for property tax purposes?

9. HOA or community fees
What do the monthly dues cover?

10. Utilities
Who pays water, sewer, trash, gas, and electricity?

11. Pet restrictions
What are the rules concerning pets, weight, breed, and number?

12. Parking
How many vehicles are allowed? Is guest parking available?

13. RV storage
Is RV or boat storage available, and is there a waiting list?

14. Community rules
Are there restrictions on rentals, remodeling, landscaping, parking, or exterior improvements?

15. Resale requirements
Does the park or HOA need to approve the buyer?

The Bottom Line

San Marcos offers a surprisingly diverse selection of manufactured-home communities.

With 18 mobile-home parks and more than 3,500 spaces, buyers have options ranging from small, intimate neighborhoods to large resort-style 55+ communities. (City of San Marcos)

The most important distinction isn’t necessarily which park has the nicest clubhouse or the lowest asking price.

It is understanding what you are actually buying.

A $400,000 manufactured home with a significant monthly space rent can have a very different long-term cost than a $500,000 manufactured home in a resident-owned community with HOA dues.

For buyers, the best community is the one that fits their age requirements, lifestyle, finances, ownership goals, desired amenities, and long-term plans.

And for sellers, understanding how your community compares with the other manufactured-home parks in San Marcos can be critical when determining pricing and positioning.

If you’re considering buying or selling a manufactured home in San Marcos or elsewhere in San Diego County, I’m happy to help you compare the home, the community, the fees, the ownership structure, and the comparable sales—not just the asking price.

A note on the research

I used the City of San Marcos as the primary source for the 18-park inventory, supplemented by the San Marcos Mobilehome Residents Association and current manufactured-housing directories. (City of San Marcos)

One important distinction: some online directories currently show additional communities such as Deer Springs Oak and Las Brisas Pacificas under a broader “San Marcos” search. The City’s official page, however, identifies 18 parks operating within the City of San Marcos, so I used the City’s 18-park inventory for this article rather than mixing in nearby/area listings. (City of San Marcos)

Current fee figures should not be treated as quotes. Published park fees change, and the applicable amount can depend on the individual home, lease, HOA structure, utilities, and other charges. The buyer should obtain the current written fee schedule and park documents during escrow. (City of San Marcos)
